Types of Extension
Why move, when you can create more space? Home extensions can be the answer to your home quandaries. But which type of extension will best suit your home, family and requirements? There are typically 5 main extension styles to choose from.
Rear Extension
Just as the name implies, a rear extension is placed at the back of your home, extending your living space onto the rear garden or patio area. They’re mostly used to create a larger open plan kitchen/diner and blend the indoor/outdoor space.
You can expect to pay around £40,000 for a 5x5m extension and expect it to take 10-12 weeks to complete.
Wrap Around Extension
Wraparound extensions tend to be a combination of a rear extension and a side return extension that combine to form an ‘L’ shape that wraps around from the side of your home to the back. A Wrap around extension is perfect for creating huge open plan spaces or equally giving you the ability to open up more layout possibilities.
You can expect to pay around £65,000 and will generally take 12-16 weeks to complete.
Side Return Extensions
Side return extensions utilise the alleyway or path down the side of your home. Many period properties use this space to house bins, bikes and other bits & bobs. Side return extensions run the length of the available space, allowing you to dramatically increase interior space without the need for planning permission in many instances.
You can expect to pay around £25,000-35,000 and will generally take 10-12 weeks to complete.
Double Story Extensions
Double storey extensions can come in any one of the three previous extension types; rear, wrap and side return and then extend it over two floors as opposed to one. This greatly improves the amount of floor space created but savings can be made on the cost per square metre.
The majority of double storey extensions will need planning permission, so that’s something to consider during the planning your home extension project.
You can expect to pay around £80,000 and will generally take 20 weeks to complete.
Dormer Extension
Unused space in your attic is the perfect place to steal extra room from within your existing four walls.A dormer extension removes the roof’s pitch and creates a flat roof in line with the top of the already existing pitch. In turn this creates additional space in the shape of a box therefore creating real usable floor space and head height.
Loft conversions rarely need planning permission and are a more logical way to extend if you do not have the outside space for a typical extension.
You should estimate the cost to be around £45,000-55,000 for a 6 metre dormer and expect it to take 12-16 weeks to complete.

The recent relaxation of permitted developments now means that homeowners are able to add extensions without needing planning permission. You can add a home extension or conservatory up to six metres, or eight metres if your home is detached, without needing to apply for planning permission. There’s very little standing in the way between you and your dream home!

The typical cost of building a two-storey extension averages at an all-in cost of around £80,000, but this can increase if you plan to incorporate fittings such as a kitchen or a bathroom.

Once you have a build cost estimate the main extras to the cost of the build are things like kitchens and bathrooms. You can expect to budget £10,000+ for a fitted kitchen dependent on materials and appliances selected. The general rule of thumb is a kitchen will typically cost 5-10% of the value of your home, on a home valued at £300,000 the kitchen will generally cost £15,000 – £30,000. You can also expect to pay £5000 – £15,000 for a fitted bathroom.

Completing a home extension can vary in time based on size and complexity of the build. A typical single storey extension will usually take around 3 months for the entire process to be completed.
